What Home Buyers Want: Help Finding the Right Property

Are you a matchmaker? 🧩

If you asked most Realtors what they do, they'd probably say "I help people buy and sell real estate."

As you know, there's a lot that goes into that whole process.

There's the home search, writing the offer, negotiations, due diligence on the property, more negotiations, herding the cats, making sure the loan gets approved, keeping everyone updated, getting the property ready again after the deal falls through, providing emotional support to your clients while you neglect your own wellbeing, explaining what a homestead exemption is, scheduling closing, helping with move-out/in, and on and on and on...

And that's just what's in the transaction! 🥵

I'm being lengthy with this on purpose because I know how much you do.


But what do home buyers want most? 🤔

Because you do so much, it can be easy to lose track of what matters most. 

In general, lead generation is numero uno on the priority list in your business.

We can all agree on that.

But what matters most to your clients?

Focusing on the buy side, here's what home buyers said was most difficult when it came to buying a property according to NAR's 2024 Buyer & Seller Survey:

A huge number of buyers (55%) felt like the most difficult part of the whole process was finding the right house.

Interestingly, there wasn't another answer that came close.

Next, they asked buyers what they want most from their real estate agent:

Respondents were consistent and said that they wanted their real estate agent to help them find the right property.

Again, the 2nd place answer wasn't even close.

 

Help them find the "right" house and you win. 🏆 

This might be a reality check.

If I had to guess...

  • a few of your clients actually found the property they ultimately bought themselves.
  • you might be putting a lot of emphasis on things like your negotiation skills or years of experience when you're meeting with new clients.
  • there's plenty of room for improvement when it comes to the home search process in your business.

The good news: this is all opportunity!

You are not too late. The ship hasn't sailed. You don't have to get this right all at once.

On top of all that, this should give you a little more clarity of what to improve in your process as you go forward.
